Lifetime Mortgages |
Lifetime Mortgages are exactly that, for life. You never make a repayment and the debt is only cleared when the property is sold or the last registered owner has died! The advantages are that a cash lump sum can be released from the property and used however the property owner wishes, investment to produce additional income, holiday, new car, reformation, etc. etc. Being a ‘non-status’ mortgage no income paperwork is required and the property acts as the security. The mortgage can be secured on any type of registered property, including rustic. Sounds good…but: ‘Lifetime’ mortgages are only available for property owners over the age of 65 and the funds released start at 20% of the valuation. Fees, taxes and charges are deducted from the advance. The Lifetime Mortgage receives no repayments and being a capital and interest mortgage the debt increases over time. The interest rate is currently fixed at 7.25%. This type of mortgage could reduce the equity received by your beneficiaries but will reduce the amount of inheritance tax to pay as IHT is net of debt. An independent lawyer is instructed, by the lender, to speak to ALL applicants in order that they understand the mortgage terms BEFORE the lender will go ahead with any borrowing. Nikki has spent over 22 years working with and studying animals, training first as a veterinary nurse before moving on to specialise in the field of animal behaviour when she became concerned about the huge numbers of dogs being presented with behavioural problems. Studying with several organisations in the UK and America including the Association of Pet Behaviour Counsellors, The Blue Cross, Scallywags Canine Education Centre and Alpha Canine Education Centre and some of the top behaviourists in the UK, she completed a further one year thesis on canine aggression working whilst working at Battersea at Brands hatch in Kent and also holds a National Diploma in Animal Science and welfare, gaining the highest distinctions for her work completed during her canine studies. Having worked at 3 of the largest rescue organisations in the U.K. assessing some of the most problematic dogs she has a vast amount of experience of working with problematic animals and has specialised with both human aggressive and dog aggressive dogs. She has worked with and studied hundreds of dogs over the years and has the deepest understanding of the needs of the dogs to develop into well behaved safe adult dogs in today’s society. She has worked with a wide variety of animals and has also studied marine mammal training at SeaWorld in Florida working with dolphins, walruses, sea lions and manatees and also trained animals for TV work before moving to Spain in 2003. She currently runs The Canine Advisory Service on the Costa del Sol and offers training & socialisation classes for dogs, puppies and people. Her classes are run with an emphasis on gentle yet effective methods that are fun for both dog and owner using the dog’s basic desire to work harder for rewards and interaction with humans. She also offers classes for children teaching them how to interact with and work with dogs and runs behaviour workshops and courses in canine behaviour and communication, assessment, training and rehabilitation for those wishing to extend their knowledge further. ‘MODERN JIVE’ - ‘Rocking all over the Coast’ Modern Jive is sometimes referred to by the brand names CEROC or LeROC. It is a blend of Jiving and Salsa that can be danced to almost all types of music and has gone global in less than 10 years. The main reason for its meteoric rise in popularity is because the same dance moves look just as good danced to slow romantic music as they do to ‘Rock and Roll’ and is therefore enjoyed by people of all ages. Now you can learn Modern Jive right here on the Costa del Sol every week night. The dance company ‘LetsDanceRoc’ has already opened five fabulous venues between Nerja and Sotogrande and has twenty two experienced Modern Jive dance instructors known as CREW. To learn Modern Jive you don’t need a partner. On an average evening half of the dancers arrive as couples and half come by themselves. The way the teaching is organised you will be dancing with everyone of the opposite sex at some point during the evening. Modern Jive evenings are not age specific and are enjoyed by all.
